Reverse Mortgages
Borrow against the value of your home — but make sure you understand the risks first.
A reverse mortgage allows you to borrow money against the value of your property. The loan is repaid when you sell the house or pass away. You don't make regular repayments — instead, the interest compounds and is added to the loan balance over time.
Potential Benefits
You can spend the money on anything. No regular repayments required. You remain living in your home. Can provide financial flexibility in retirement.
Risks and Drawbacks
Compounding interest can significantly reduce your equity over time. You cannot rent out or sell your home without repaying the loan. Various fees can make it expensive. May reduce what you can leave to your family.
Alternatives to consider
Before committing to a reverse mortgage, consider whether other options might suit your situation better: downsizing to a smaller property, renting out part of your home, forming a trust with your children as trustees (and guarantors to enable bank borrowing), or asking your council about rates relief and rebates. Independent legal and financial advice is essential before making this decision.
The current reverse mortgage lenders in New Zealand are Heartland Bank and SBS Bank. We can help you with advice and the legal work required for a reverse mortgage.
