Neighbour Contact Details
Full names, email addresses, and phone numbers for your cross‑lease neighbours (or their lawyer, if they already have one) — they'll need to sign the surrender and new lease documents.
Mortgage Details (if applicable)
Your lender's name and loan or account reference number. We'll need this to arrange your bank's consent to the new lease — and to let your neighbours' lenders know if they're mortgaged too.

How a Cross‑Lease Update Works
Your surveyor drives the technical and council process; we handle everything legal, including the neighbours' sign‑off and registration with LINZ.
New Flats Plan
Your surveyor prepares a new flats plan showing the updated flat outline, reflecting the additions, decks, garages, or other changes made to the property.
Council Application
Your surveyor lodges an application with Council, who check that everything built on site matches the approved building consents.
Resource Consent Issued
Council issues a Subdivision Resource Consent. If anything needs fixing on site, that becomes a condition of consent — but most commonly, the only outstanding step is sign‑off of the Legal Survey Plan.
Legal Documents & Neighbour Sign‑Off
Once your surveyor has Council's sign‑off, they lodge the Legal Plan with Land Information New Zealand (LINZ). We prepare the surrender and new lease documents, which your cross‑lease neighbours must also sign. If you or your neighbours have mortgages, we'll also arrange your lender's consent.
New Titles Registered
We lodge all documents with LINZ, your existing lease is surrendered, and the new lease is registered — bringing your title up to date.

All estimates include our professional fees, LINZ registration fees, title searches, and GST.

The actual fee depends on the number of mortgages requiring discharge and re‑registration, and whether third‑party easements (such as Council or utility company easements) are involved. These estimates do not include fees payable to your cross‑lease neighbours' own lawyers. LINZ fees are subject to change. We provide a final written quote once your surveyor sends us the Legal Plan.

If you or your neighbours have a mortgage, your lender's consent is required before the new lease can be registered. We arrange this as part of the process — it's reflected in our "With Mortgage" fee above.
